What Makes a Great Neighbourhood For Building Custom?

If you’ve clicked on this post, you might be wondering – what do I mean by the “best” neighbourhoods for building a custom home? Here’s the deal.

When we take a closer look at the variables and requirements involved in building a custom home, it becomes a little easier to see why some communities may be better suited to your vision than others.

If you want to build a custom home, one of the main things you’re going to need is space. That said, if you’ve got your sights set on Etobicoke – you’re already looking in the right place. Unlike the city centre, housing lots out here are generally more spacious. So, there are plenty of great options available.

One of the most unique features of Etobicoke’s housing landscape is the high volume of bungalows. Interestingly enough, these bungalows often sit on larger lots compared to their multi-storey counterparts. As many custom builds take place after a smaller home is bought and then torn down, bungalow properties often work perfectly for these kinds of projects.

My Top Neighbourhoods For Building Custom

Now that we’ve covered a little bit of background, let’s jump into my top picks for Etobicoke neighbourhoods that are well-suited to custom homes.

Long Branch

One of Etobicoke’s most exciting neighbourhoods, the modernizing Long Branch makes a great fit for custom home builders.

On top of being a great place to build, Long Branch is also one of the best neighbourhoods to call home. Nestled right along the lake, the community is quiet, laid-back, and steadily gentrifying. You’ll find fantastic restaurants, cafes, bars, shops, amenities, and everything else you could want.

Queensway – Humber Bay

Located in Etobicoke’s east end, Queensway – Humber Bay is a charming lakeside enclave that’s growing in popularity with home buyers looking to go the custom route.

One of the things buyers love most about this area is its super convenient accessibility and amazing outdoor spaces. As major roadways like the Gardiner Expressway and Lake Shore Boulevard pass right through the neighbourhood, getting around is a piece of cake. Plus, residents love exploring the countless outdoor amenities, green spaces, and paths along the shore of Lake Ontario.

Alderwood

With some of the largest lots in all of Etobicoke, Alderwood is an easy choice for building a custom home.

Tucked right at Etobicoke’s western edge, Alderwood truly feels like a world of its own. With incredible tree-lined streets, suburban ambience, and fantastic schools, this neighbourhood is consistently a top choice for families.

Before You Build

Don’t forget, if you’re looking to build a custom home in Etobicoke you’ll want to work with an established local real estate agent. Even if you intend to tear down an existing home, an agent can provide you with essential guidance, advice, and recommendations to ensure things go as smoothly as possible. They’ll also be able to connect you with local builders, developers, and contractors who can help bring your vision to life.

Lastly, while custom properties do allow you to get everything you want out of your new home, the actual build process will be very involved. Depending on what you’re looking for, there will be a handful of regulations and red tape to follow. On top of that, you may want to anticipate or account for delays or disruptions that could occur during your build.
