What to Look for When Buying an Etobicoke Bungalow

For Home Buyers

Being from Sudbury, Ontario, and growing up in a bungalow with my mom and five brothers and sisters, I have a special attachment to this specific home style. With their bright, open floorplans, and functional design, they are a great option for homeowners who want to live in a space that, for lack of a better word, just works!

Traditionally, bungalows are small, cottage-like dwellings with one floor, but today we are seeing this design style translate from smaller homes to larger, luxury bungalows with more than one floor. In Etobicoke specifically, you can find many beautiful bungalows that range in price from $800,000 all the way to up to $1.9 million. The property value is typically dependant on the size.

So what to look for when buying a bungalow in Etobicoke? Let’s take a closer look.

Frontage

Lot frontage is one of the biggest deciding factors on the price of a bungalow. So many buyers wonder why one bungalow sold for almost $2 million and the next sold for $900,000. It’s all about the lot size! Bungalow lots are typically bigger than conventional homes due to the nature of the build. However, if a large lot is not a priority for you, there are still many bungalows available with smaller lots.

Size & Square Footage

While they all have one floor, bungalows in Etobicoke come in various sizes, from cozy compact ones to more spacious layouts. When finding a home that meets your needs, consider your family size, lifestyle, and future plans. If you have a growing family or like to entertain guests frequently, a larger bungalow might be a better fit. On the other hand, if you’re looking to downsize and simplify your life, a smaller bungalow might be perfect.

Endless Renovation Options

Because of their simple design and the fact that the lots are typically bigger than most traditional homes, bungalows have a ton of opportunities for renovations and additions. You could underpin the basement to add more ceiling height or build other additions such as adding a second storey or back extension! The opportunities are endless. So if that little two-bedroom bungalow in Etobicoke might seem too small at first, know there are ways to turn it into your dream home if you use your imagination.

Accessibility and Flexibility

One of the biggest reasons why people love bungalows is the big rooms and open-concept design. The light and airy ambiance it creates feels fresh and energizing. Depending on your unique style and needs, this type of floor plan works both as a family home, and for someone who wants to use the space more creatively. Single floor dwellings are also excellent for homeowners with mobility issues.

The layout of the bungalow can significantly impact your daily life. Are the rooms well-organized, and do they flow seamlessly from one to the next? Ensure that the layout suits your lifestyle and needs. Think about how you plan to use the space and whether the bungalow offers the functionality you require.

What’s the Condition?

Like any home you’re considering buying, it’s important to pay close attention to a bungalow’s condition. Older bungalows may have character and charm, but they might also come with renovation or maintenance needs. A new or well-maintained bungalow might be a better option if you’re not up for major repair or renovation projects. As you attend a home showing, be on the lookout for any signs of wear and tear, as well as the quality of materials used in construction and maintenance – if you can spot them. Your real estate agent can help you with this step.

Don’t forget, if you’re going to place an offer on a home, you’ll most likely want to include a home inspection condition in your offer. This can help protect you from costly repairs or other issues that may arise in the long term.

Is an Etobicoke Bungalow Right for You?

As you can tell, I’m a big fan of bungalows. Whether you’re looking for a stylish, modern home with open space and a large plot of land, or you are just starting out and looking for a home that can grow with you, a bungalow is a great choice.
