Everyone wants to sell their house for the most money possible. But not everyone understands how you can actually accomplish that.
Your final selling price isn’t set in stone based on your home, what’s happening in the market, or any other variable. As a seller, there are real steps that you can take to ensure you get the best result possible.
As a real estate agent with more than two decades of experience, I specialize in helping clients maximize their selling price. In this blog post, I’m sharing my top tips on how you can do it too.
What’s the Most Money You Can Sell For?
There’s really no limit to how much you can sell your house for. However, there are two things to keep in mind before you approach the market.
One, top-dollar sales don’t happen by accident. Your final sale price will only be as good as the effort you’re willing to put in.
Two, you still need to be realistic about what your house could potentially sell for. It’s unlikely that your home’s maximum sale price will be some crazy, out-of-this-world number.

The Most Important Detail
In many ways, maximizing your final sale price boils down to one thing: your real estate agent. Regardless of what you’re looking to accomplish as a seller, there’s no detail more important than the Realtor you hire.
Nothing is random in real estate. There’s a reason why Toronto’s top agents sell more homes (and for more money on average) than everyone else year after year. It’s about having the right insights, selling strategies, and industry connections to completely optimize your home’s market position. The better your Realtor, the better your final sale price will be.
You Need a Clear Strategy
Once you’ve got a great real estate agent by your side, you’ll need to map out your sale by creating a specific, easy-to-follow plan. Together, you’ll decide how to prepare your property for sale, how to market it, and what your asking price will be (among plenty of other important details).
Every part of this strategy should be personalized based on you and your home. If you try to follow a template or do what the average home seller does, you’ll end up with average results.
The end goal is to attract and entice as many relevant, high-quality buyers as possible, laying the foundation for competitive (even above-asking) offers.
Presentation Matters
When it comes to impressing buyers, first impressions matter. Your home won’t sell for the absolute highest price unless it looks its absolute best. That’s why you’ll need to do a few things before you list. Even if the property is in great condition, simple steps like decluttering, depersonalizing, making small repairs, and home staging can go a long way in influencing buyers.
How Exposure Elevates Price
You can’t sell your home for the highest price possible without reaching every last potential buyer. That’s why you’ll want to choose an agent who goes above and beyond when it comes to advertising and marketing properties. You can’t just list a home on MLS and expect a multi-offer scenario (especially in the current market).
As a Realtor in Etobicoke, marketing plays a major role in my selling services. I actually won Re/Max West’s Digital Elevation Award last year.
Embracing Digital
With most modern buyers house hunting online, I’m a big believer in digital marketing.
From having strong visuals (both photos and videos) to knowing what to post and when, my hands-on approach to online marketing (including social media) has consistently played a big role in my clients’ success. That’s why I received Re/Max West’s 2025 Digital Elevation Award last year in recognition of my industry-leading approach to elevating online exposure and engagement.
Local Connections, Local Touches
Digital marketing is important, but it isn’t everything. This is especially true when it comes to local exposure at the community level. That’s why I still utilize traditional marketing strategies to get listings in front of local eyes.
This includes:
- Full-page ads in South Etobicoke News
- Full-page ads in Humber Happenings
- Targeted postcard campaigns to specific streets and condo buildings
These aren’t small placements. These are bold, full-page features designed to stop people in their tracks.
Don’t Overprice
Finally, don’t set your asking price too high. Even if you’re anticipating a lot of buyer interest, it’s important to choose your listing price strategically, especially if you want to maximize your end result. A well-priced home will attract more buyers, creating competition and driving your final price up.

Make it Easy for Buyers
You have to make it easy for buyers to see your home in person so that they can fall in love with it. This means being as flexible and accommodating as possible when your house is on the market. Keep it clean and showing-ready at all times in case buyers make last-minute requests to check the place out.
