Toronto’s condo market is in a tough spot right now. Inventory is up, and there aren’t many active buyers. On paper, this may sound scary (especially if you’re planning on selling your condo soon), but it doesn’t need to be.
Not only is it still possible to sell your condo in today’s market, but you can get a great result too! That’s exactly what I set out to prove with my recent sale at 2119 Lake Shore Blvd, a 2-bedroom, 2-bathroom unit in the Voyager in Humber Bay Shores.
After previously listing the unit with another agent, the sellers reached out to me for a fresh start. I’m happy to say we sold the condo in just two weeks!

A Fresh Start
When it comes to selling a condo, every detail counts. And for this unit in particular, we had to account for the fact that it had just spent two months on the market.
Listings that have gone unsold on the market can sometimes come with stigma, even if there’s nothing at all wrong with the property. That’s why we decided to create a brand new strategy from scratch.

Marketing Foundations
One of the big ways in which selling a condo is different from selling a house is how you make the property stand out. Especially in Humber Bay Shores, where you’re sometimes competing with hundreds of other listings at a time. This is where getting creative and going the extra mile can really pay off.
First, I suggested that my sellers move out of the unit temporarily. This would make it much easier to prepare, market, and present the space effectively. After that, we made a few minor repairs and added a touch of paint just to make the unit feel fresh and updated.
Highlighting Strengths
Putting together a marketing plan, I wanted to highlight the condo’s unique charms and characteristics.
First, I had the unit fully staged. Since the property had recently been listed, I felt that refreshing the space would make it feel brand new. Through staging, we created a warm and inviting atmosphere that could be felt both in person and in my marketing.
Because this unit is north-facing, it came with some incredible views of the water, especially around sunset. Leveraging this, we photographed the unit around 8 PM to create a sense of cozy ambience throughout the marketing.
Taking things a step further, I even incorporated virtual staging on the balcony. This allowed buyers to better visualize the potential of that particular space during the warmer months.

Maximizing Digital Exposure
As a South Etobicoke real estate agent, digital marketing is a major part of how I sell. This includes techniques and assets like:
- Professional photography and videography.
- Virtual staging.
- Detailed floor plans to help buyers remember the layout long after their showing.
- Luxury printed feature sheets that buyers could take home and refer back to.
Video Storytelling
If you’ve read my blog before, you know I’m a big fan of video marketing. It allows buyers to interact and connect with homes in ways they can’t with a still image. Once again, this becomes extra important when you’re selling a condo in a community like Humber Bay Shores.
We created an eye-catching video for 2119 Lake Shore Blvd, highlighting the unit’s unique charm and ambience. Not only was it captivating, but it also added exposure, bringing in more than 25,000 views on social media.

Reaching Buyers in the Community
Digital marketing is only one piece of the puzzle when it comes to finding the right buyers. For this condo, I knew it would be important to engage the community with traditional marketing methods too.
This included a full-page advertisement in the August edition of The South Etobicoke News, which provided targeted exposure to local homeowners who may have been considering a downsize or move.

Managing Momentum
Once the unit launched, it really resonated with buyers. In just 2 weeks, we had more than 50 showing requests, which is a rare accomplishment in itself! We quickly received two offers on the condo, and after a little negotiation, I was able to secure a great deal for my sellers.
