Selling your parents’ home is never easy, especially if you don’t live close by. On top of how emotional the process can be, there are a ton of logistics and legal elements to consider too. What Are Your First Steps?
When you work with the right expert, selling your parent’s home from out of town can be a pretty hands-off process. However, there are a few things you’ll need to do in order to get the ball rolling.
If you’re looking to sell your parent’s home, the first step you should take is to get in touch with a real estate agent. Keep in mind that the agent should be local to the area where your parents’ home is. You’ll also want to do your research to find a professional who’s well-versed in working with adult children on behalf of their parents and estate sales.
What Do You Need to Sell Your Parent’s Home?
Once you have the right real estate agent by your side, there are a few more items you’ll need to check off before you’re able to get your parents’ home on the market.
First and foremost, you’ll need permission. Even if your parents have directly asked you to sell their property or they’ve passed away, you’ll need specific legal approval to do so. So how can you do that?
Depending on your family’s specific circumstances, you’ll follow one of two possible pathways.
If one or both of your parents are still alive but unable to manage their home sale, you will need a Power of Attorney in order to formally take on the process for them. Once you’ve been named as an attorney you can oversee and make decisions on all critical aspects of the sale such as pricing the home, negotiating, paperwork, etc.
If both parents (or the sole parent who lived in the home) has passed away, you will be required to follow the Probate process in order to be named as the executor of their estate. Keep in mind, even if you’ve directly been named as an executor in their Will, you’ll still need to follow probate in order to get formal confirmation from the province that you can sell the home.
Remember, if you’re selling from a ways away, you’ll need to complete these steps with the Province where your parents live or where their home was.
