Before jumping into the specific neighbourhoods at the top of my list, it’s worth looking at what makes an ideal community for upsizers. While everyone is unique, there are certain features that most buyers and families gravitate towards.
Spacious Move-in-Ready Homes
For starters, the neighbourhood needs to have the right homes. Real estate in Etobicoke can vary significantly from neighbourhood to neighbourhood. Humber Bay Shores, for example, is all about condos and townhomes. New Toronto, on the other hand, is best known for its bungalows and smaller two-storey homes.
If you’re moving because your current place feels too small, you’ll want to start your search in a community that has a high volume of spacious homes.
On top of having a lot of room, the homes also need to be in good shape. Today’s families don’t have time to rebuild or renovate a fixer upper, they want something turnkey.
Access to the Essentials
A great neighbourhood is close to all the essentials that families need. This includes things like healthcare, grocery stores, community centres, restaurants, shopping, and other amenities. Etobicoke’s best upsizer neighbourhoods are also located close to major roadways and transit hubs, making it easy to get around the city.
Great Schools
Since most upsizers in Etobicoke are families, you’ll also want a neighbourhood with top-ranking public (and even private) schools.

Best Etobicoke Neighbourhoods for Upsizers and Growing Families
Let’s look at my top 3 picks for upsizer communities in Etobicoke.
Sunnylea
If you ask me, Sunnylea is not just one of the best neighbourhoods in Etobicoke, but in all of Toronto! Located just west of the Humber River, it’s a quaint, down to earth neighbourhood that’s perfect for growing families (it’s also a place you’ll want to stick around once the kids have moved out).
On the real estate side of things, Sunnylea was built with families in mind. Homes are spacious and functional, with plenty of extra room to grow. You’ll also find great lot sizes here, with most properties featuring nicely sized front and back yards.
Sunnylea also has fantastic schools, like Sunnylea Junior School (Pre-K to Grade 5), which is known for its small class sizes and community-informed approach to learning. You’re also right next door to Etobicoke School of the Arts, which happens to be one of the best public art schools in the province.
Princess-Rosethorn
Princess-Rosethorn (also called Princess Gardens) is another Etobicoke neighbourhood that’s ideal for home buyers who are moving up.
Vibe-wise, Princess-Rosethorn is affluent. The neighbourhood’s average household income is among some of the highest in Toronto, and the homes reflect that. That said, if you have a higher budget and are looking for a luxury style family home, Princess-Rosethorn is a great place to look.
Located on the west side of Etobicoke close to the Mississauga border, it’s one of the most accessible areas in the city. From major roads like the 401, 427, and Eglinton Ave, you can get to Toronto fairly quickly. You’re also just minutes from Pearson International Airport, making it extra convenient for frequent travellers.
One of Princess-Rosethorn’s local highlights is the St. George’s Golf and Country Club, a beautiful golf course that’s hosted multiple Canadian Open tournaments. If you’re a golfer, you’ll love having this course in your backyard.
Markland Wood
If you haven’t heard of Markland Wood before, that’s okay. In my opinion, it’s one of Toronto’s most underrated family neighbourhoods.
Located right on the western edge of Etobicoke, Markland Wood is charming, peaceful, and perfectly tailored to growing families. You’ve got homes of all sizes, including bungalows, split-level, and multi-storey houses. And being right on the border between Toronto and Mississauga, you have access to an unbeatable range of amenities and everyday essentials.
Another thing that makes Markland Wood stand out is its beautiful parks and green spaces, including the Etobicoke Creek Valley, which is the perfect place to escape the bustle of the city.
