Selling a home in today’s real estate market isn’t as simple as putting up a sign and waiting for offers. Buyers are more selective than ever, inventory remains competitive, and homes need to stand out from the moment they hit the market.
That’s exactly what we set out to do with my recent listing at 35 Gort Avenue in Alderwood, South Etobicoke.
In a market where so many listings sit around unsold for several months, we successfully sold this home in just two. Both my sellers and I couldn’t be more proud of this result. So in this blog post, I’ll be sharing a little insight into how we accomplished something so special.

Preparing the Home Before It Ever Hit the Market
Now more than ever, getting a great result from your home sale starts with preparation. One of the biggest reasons this home sold successfully was because we didn’t rush to list it.
Instead, we focused on presenting the home at its absolute best.
We intentionally launched during the spring months so buyers could experience the lush greenery surrounding the property. Nearly every room offered beautiful views of mature trees and gardens—something that simply couldn’t be showcased the same way during the winter months.
But the strategic preparation didn’t stop there. Every detail was carefully planned to help buyers emotionally connect with the home.
Before listing, we completed:
- Professional decluttering
- Deep professional cleaning
- Professional home staging
- High-end photography
- Detailed floor plans
- Luxury feature sheets for every buyer
- Cinematic property videos
Our preparation efforts created a warm, welcoming environment throughout the home. Watch our professionally shot property video to see for yourself.
Full Scope Digital Marketing
I believe exceptional marketing sells homes.
35 Gort Avenue received one of the most comprehensive marketing campaigns I’ve ever produced because I wanted to make sure no buyer was missed.
Today, it’s not enough to rely on just one form of advertising. Buyers consume information in different ways, so we made sure this home was everywhere.
Our digital marketing included:
- A cinematic horizontal video showcasing the ambience of the home.
- A social media Reel that generated over 65,000 views, introducing the property to thousands of potential buyers beyond the MLS.
- Professional photography that highlighted the home’s character and natural light.
- Detailed floor plans to help buyers remember the layout long after their showing.
- Luxury printed feature sheets that buyers could take home and refer back to.

Traditional Exposure
We also invested in traditional marketing, including a full-page advertisement in the August edition of The South Etobicoke News, reaching local homeowners who may have been considering a move within the neighbourhood.
Our goal was to reach every type of buyer—from growing families looking to move up into a larger home, to downsizers hoping to remain in the South Etobicoke community they love.

By combining traditional marketing with professional video marketing and digital advertising, we created maximum exposure from every angle.
The best part? Our successful buyers turned out to be downsizers, proving that our marketing strategy reached exactly the audience we had hoped to attract.

A For Sale Sign With Record-Breaking Results
Every one of my listings includes a QR code that allows buyers walking by to instantly access photos, videos, floor plans and property information directly from their phone. It’s a simple idea, but one that consistently generates genuine buyer interest and gives me valuable insight into how much exposure a listing is receiving.
It also allows you to take advantage of local foot traffic in boosting a home’s exposure. Because this listing was located so close to Long Branch GO Station, the sign attracted tremendous attention from neighbours and commuters who were curious about the property.
This particular listing produced the highest number of QR code scans I’ve ever had! 63 to be exact.
We Adjusted When the Market Told Us To
Another reason why we found success with this listing was that we listened to the market.
Selling a home isn’t about picking one price and hoping for the best. As buyer activity evolved, we strategically adjusted the price when appropriate to stay competitive while continuing to generate new interest.
Price reductions aren’t failures—they’re part of a strategy when they’re backed by strong marketing.
Because the home was already beautifully presented and receiving excellent exposure, each price adjustment generated a fresh wave of interest and new showings. Patience and strategy ultimately paid off.
A Home Buyers Truly Connected With
Some homes simply have a feeling the moment you walk inside. This was one of them.
The owners had meticulously cared for every inch of the property for years, and it showed. Buyers consistently commented on how warm, welcoming and well-maintained the home felt.
Interestingly, almost everyone mentioned that the home felt much larger in person than it appeared in the photos. That’s one of the reasons I always encourage buyers to visit a property before making assumptions online.
More than anything, people connected with how the home made them feel. You could genuinely sense the pride of ownership, the memories created there and the love that had gone into maintaining it over the years.
There’s a saying that a house is built with walls and beams, but a home is built with love and dreams. This home truly embodied that feeling, and every person who walked through the front door appreciated it.
How My Sellers Felt
I’m incredibly grateful to my sellers for trusting my process from beginning to end. They embraced every recommendation I made, and together we created something special. Their home wasn’t just beautifully maintained—it was loved. Every person who walked through the front door could feel it.
Here’s what my sellers had to say about the experience:
“Melissa gave us leadership and guidance along the way, from the beginning planning stage of selling our house to the grand finale when our house sold. She supported us and never made us feel pressured with our decisions on the sale price and negotiation with the buyers.
Melissa has a creative, charismatic flair and she put time and effort into marketing and promoting our house on social media. Melissa ensured our home was exceptionally clean and professionally staged to enhance each room’s appeal.”
