Make Your Condo Stand Out
In a big city like Toronto, selling a house can get competitive – and the same thing goes for condos. However, in the case of condos, things can get even more cutthroat, especially if there are similar units for sale in the same building.
If you’re looking to sell your condo fast, you’ll want to make sure it stands out from similar units nearby. Here are a few ways to do exactly that.
- Don’t skip cleaning and decluttering
- Fix whatever needs fixing
- Make a few value-adding upgrades to your unit
- Consider professional staging

Don’t Set Your Price Too High
Strategic pricing is an important part of getting the most money possible from your condo sale. However, it also plays a role in how quickly you’re able to get the deal done. If you price your condo too high, you’re going to turn away buyers who may otherwise be interested in your unit. If lots of potential buyers pass over your listing, it could wind up sitting on the without any offers for weeks or even months.
On the other hand, a well-priced (and well-prepared) condo will draw in a larger pool of potential buyers. One of these interested buyers could be ready to make their purchase ASAP.
Keep an Open Schedule
Another way to speed up your condo sale is by keeping an open schedule. In other words, being as flexible as possible when it comes to showings.
Having to be away from your home is a hassle, but it’s an important part of your sale. The chance of someone buying your condo sight unseen is low – very low. With that in mind, the easier you make it for potential buyers to view the property in person, the sooner you’ll start receiving offers.
Should I Have the Status Certificate Ready?
If a buyer is seriously interested in your condo, they’re going to ask for the status certificate. This is the document that goes over all the important details about the condo building and corporation.
Under CAO (Condominium Authority of Ontario) rules, the condo corporation must provide the certificate within 10 days of a buyer’s request. However, if you’re in a time crunch, you may consider grabbing a copy before your property is listed. That way it’s ready to go when a buyer asks.
Always check with your real estate agent before ordering a status certificate. They can confirm if this will be worth the effort and cost involved.

Don’t Leave Money on the Table
Selling your condo as quickly as you can is great, but you shouldn’t rush the sale if it means sacrificing your returns. Taking shortcuts may seem like a good idea at first, but they can be costly in the long run.
Think your condo is good enough to sell as-is? You may love the way your condo looks and feels, but that doesn’t mean buyers will feel the same way. Fine tuning your condo for the market takes time, but it’s well worth it when done right.
Here’s another example: the first offer you receive on your condo might not be the best offer. So while you may be tempted to take the money and run, being patient and investing some extra time into negotiations can pay off.
Luckily, if you’re well-prepared and have the right help by your side, you can set yourself up for a quick condo sale, without leaving money on the table.
Choose an Agent Who Knows Condos
Finally, if you’re looking to sell your condo as fast as possible, you’ll want to choose your real estate agent wisely. Just like a traditional home sale, having the right Realtor by your side is essential for getting the results you want.
That said, Toronto’s condo market is different from the traditional market – so you’ll want to find an agent who specializes in condo properties. Ideally, you can find an agent who has even sold units in your building before. That’s where I come in.
