In the condo world, no suite is more sought after than the penthouse. Living in a penthouse is all about style, convenience, and of course, exclusivity.
As a South Etobicoke real estate agent who’s bought and sold tons of penthouse condos, I know these unique suites inside and out. In this blog, I’m pulling back the curtain to show you all the perks of penthouse living and more!

Penthouse Perks
Penthouses may have a higher price tag, but that’s for good reason. You’re not just paying to be on the top floor, you’re paying for a higher quality of living overall. Beyond just the incredible suites themselves, there are a ton of unique perks that are exclusive to penthouse owners – and the price is reflective of that.
Here are a few examples!
Premium Parking & Storage
Starting at ground level, penthouses come with premium parking spaces. Usually, there are two spacious spots side by side close to the condo entrance. Some buildings even have separate garages for penthouse parking. Penthouse suites usually come with bigger storage lockers too. No matter what you need to store, you’ll have plenty of space.
More Privacy
Another major advantage of living in a penthouse is the peace and quiet. With fewer suites on the top floor, you have fewer neighbours – and no one living on top of you, which is a perk on its own.
Tall Ceilings & Amazing Views
Speaking of the top floor, penthouses come with some truly epic views – especially in Etobicoke. Humber Bay Shores, one of Toronto’s best condo-oriented communities, sits right along the shores of Lake Ontario. Penthouses here have stunning views of the water and Toronto skyline.
Helping you soak up more of these views, penthouses also have higher ceilings than your standard suite (usually 10 feet). This lets in more light and makes the suite feel larger and more open.

How to Sell a Penthouse
Just like buying, selling a penthouse also requires a specialized approach. At the end of the day, penthouses are a distinct type of real estate, with a distinct type of buyer. So, you’ll want to work with an agent who knows how to reach the right buyers while making your property look its best. That’s where I come in.
When it comes to condos (especially penthouses) marketing is at the heart of my approach.
One of the most important aspects of marketing a penthouse condo is video. Compared to photos (which are still very much important), videos are super dynamic.
They help potential buyers really get a sense of what your suite is like. This is extra important if you’re selling something as special as a penthouse – especially if you want to get top dollar. Remember, you’re not just selling a condo, you’re selling a lifestyle.
Taking it one step further, I also use drone-captured video whenever I’m selling a condo. With a drone, you can show buyers things they’d otherwise miss with conventional photos or videos. For instance, you can see just how big the balcony is, how sweeping the views are, and how much of the top floor your suite makes up.

How to Buy a Penthouse
Think penthouse living could be right for you? I don’t blame you! There’s a lot to love about owning a penthouse, and in Etobicoke, you’ll find a healthy amount of selection too.
That being said, penthouses are still a very specialized type of real estate. So, there’s a lot you’ll need to know before you head to the market.
Let’s start with some of the penthouse-specific jargon. There are two main types of penthouse condos: upper penthouses and lower penthouses. As a buyer, you’ll want to know the difference between the two.
An upper penthouse, as the name suggests, is on the very top floor of a condo building. Here you get the best views, have no upstairs neighbours, and a handful of other benefits. That said, not all penthouses are actually on the top floor. In fact, it’s fairly common for there to be one or more extra floors of penthouse suites below the upper penthouses. These are called lower penthouses.

What to Ask When Buying a Penthouse
Finding the perfect penthouse is exciting, but that doesn’t mean you should rush into buying it without doing your research. As with any condo, it’s important to verify how the building, neighbourhood, and surrounding skyline might change in the coming years. For example, if you’re in love with the view, you’ll want to know about any future developments that could get in the way.
