5 Things to Know Before Moving to South Etobicoke

With its affordable homes, beautiful green spaces and easy access to the city centre, South Etobicoke is an amazing place to call home. If you’ve ever visited, it’s easy to see why the area is quickly becoming a popular destination for homebuyers.  That being said, South Etobicoke is quite unique compared to other areas of the GTA and there are a few things to consider before you relocate.

1. Outdoor Maintenance 

One factor that makes South Etobicoke homes popular with buyers is their large lots. While having a big outdoor space is a huge plus for most homeowners, it will require a little bit of TLC throughout the year. If you’re upsizing from an apartment, condo or even smaller home, regularly maintaining your outdoor space may be a bit of an adjustment. 

Regular maintenance includes the basics like mowing grass, raking leaves and shovelling snow, however, you may run into larger landscaping tasks here and there. If it fits your budget, you can hire contractors to take care of maintenance tasks for you.

2. Accessibility 

One of South Etobicoke’s best features is its proximity to both downtown Toronto and other parts of the GTA. That being said, South Etobicoke is large in area and the length of your commute could vary based on which neighbourhood you settle in. For example, although Mimico is closer to the city centre, residents of Alderwood or Long Branch may have a shorter commute because of their direct access to the Gardiner Expressway. 

If you don’t own a car and plan on commuting with public transit, you’ll want to do your research about transit accessibility before you move. While South Etobicoke has great public transit services, including both TTC streetcars and buses and the Lakeshore West GO train, not all neighbourhoods have the same degree of service or convenience.

3. Education and Amenities

South Etobicoke has plenty of great schools that cater to all grades and age groups. If you have a family currently or are in the family planning stages, it’s a good idea to know where local schools are in relation to where you buy.  

While South Etobicoke has plenty of fantastic amenities like parks, restaurants and shopping, things are definitely more spread out compared to other areas of the city. If you’re used to having everything you need within a one-block radius, you may need to tailor your expectations before you move.  

4. It’s a Strong Investment

In addition to being a great place to live, South Etobicoke is also a great place to invest. Of course, buying a home anywhere is typically a smart move financially. However, as homes in South Etobicoke are still more affordable than in the city centre, you’ll have lots of room to build on your investment. 

Despite the comparatively smaller price tags on homes today, as bigger lots and properties become more desirable in Toronto’s urban jungle, housing in South Etobicoke is likely to see a rise in demand and value.
