Buying An Etobicoke Bungalow (And Its Potential)

Featured

When we think of bungalows we usually think of small homes that are charming but ultimately compact. However, that doesn’t always have to be the case. In fact, bungalows may start small, but they’re bursting with potential!

That’s why, in Etobicoke, bungalows are often the preferred purchase for buyers looking to build a bigger custom home. This may sound a little strange, but it’s true!

In this blog post, I’ll touch on the advantages of buying a bungalow if you’re looking to build a custom home. And, I’ll also share a few expert tips for finding the ideal property to bring your vision to life.

Why Bungalows Work So Well

One of the main reasons bungalows work so well for building custom is lot size. Many buyers are surprised to find out that bungalows often sit on bigger lots compared to multi-story homes. If you’re looking to build custom, this extra space will give you greater flexibility in what you can do.

Another advantage of bungalows is affordability. While they come at a wide range of price points, bungalows are generally more affordable than larger homes. This allows you to save on upfront property costs and use more of your funds towards adding on and renovating or tearing down and building new.

Tips For Finding The Perfect Bungalow

Now that we’ve covered why bungalows make a great fit for home customization, let’s talk about what you should look for while you explore the market.

A Big Lot

When it comes to customization, the importance of lot size can’t be overstated. Think of the lot as a canvas. The bigger the canvas, the more room you’ll have to bring your vision to life after buying the home.

So, as you search for a home, be on the lookout for a big lot. Ideally over 25 feet. The larger the lot, the larger the customization potential.

The Right Footprint

In addition to a lot size, you’ll want to pay close attention to a bungalow’s square footage. This is because a home’s footprint will impact what kind of additions you can make. For example, if the main floor of a bungalow is only 800 square feet, chances are you can only build 800 square feet above it.

Basement Ceiling Height

Another detail to look out for when bungalow hunting is the basement ceiling height. This will impact how comfortable the basement is, along with its overall degree of flexibility.

Speaking broadly, eight feet is usually the perfect height for a basement. That said, if you find a bungalow with a shorter clearance, you can always underpin the basement. This is a fairly easy way to increase the ceiling space in your basement, however, it can be a somewhat costly investment.

Splitting the Lot

Depending on the lot size, splitting could be a possibility. If the lot is large enough, you might have the option to split it into two, creating space for two detached homes or semi-detached homes. This option could be a smart financial move, as it offers the potential to generate rental income or sell the additional property.

Adding On Vs. Starting From Scratch

When it comes to custom homes there are generally two pathways: making additions to an existing home, or tearing down that home and building something brand new in its place. There are practical pros and cons to each option, however, this decision usually comes down to what you’re looking for and what properties are available.

If you find a bungalow that’s in great shape, has an ideal footprint, and sits on a big lot, you may be able to make additions without tearing down the home entirely. This lets you adjust the layout and features to meet your needs, while still preserving certain parts of the home.

On the other hand, starting from scratch gives you (almost) complete creative freedom. You can design a home that perfectly aligns with your lifestyle and preferences. However, keep in mind that this option is usually more expensive and time-consuming.
