I recently sold a beautiful, corner unit condo at 88 Park Lawn Road in South Etobicoke. This unit is located in South Beach Condos, which happens to be one of the best condo buildings in Humber Bay Shores.
In real estate, fast sales don’t happen by accident – it doesn’t matter what’s going on in the market. For this condo, I put together a selling plan that checked all the necessary boxes – and the results speak for themselves!

A Focus on Space
Condos are compact by design. So when buyers find a unit that feels bright and wide open, they’re going to take notice.
With that in mind, a big part of our selling plan at 88 Park Lawn Road was to make the condo feel as spacious as possible. So starting with a deep clean and declutter, we made sure the space was spotless and easy to move around in. Just a few easy steps, like rearranging furniture or moving items into storage, can make a huge difference.
We made sure the balcony was clean and clutter-free as well. One of the best features of this unit is the floor-to-ceiling wrap-around windows. By keeping the balcony clear, we allowed these windows to let in as much light as possible, while letting potential buyers soak up the incredible views.
Sprucing Things Up
Right now, there’s a lot of inventory in the Toronto condo market. So if you want to sell your condo fast, you’ll need to stand out in a sea of other listings.
Here’s the good news. Making your condo stand out doesn’t require any huge, over-the-top changes. Even just a few small things can go a long way.
For example, at 88 Park Lawn Road, we decided to repaint the entire unit as part of our pre-listening preparations. Right away, this made the space feel fresh and brand new. After that, I had the unit staged with modern furniture and design elements. Suddenly, with just two small changes, the condo felt like a brand new space.

With video, it’s much easier to showcase everything a condo has to offer, including the building’s special features and amenities. You really get a feel for the space in a way that regular photos can’t quite capture.
For 88 Park Lawn Road, we shot and edited an eye-catching video as part of our listing. Within the first week, it reached 15,000 views!
